Purpose of Job

The Principal – Transactions (Corporate Services) is responsible for supporting the Head of Resident Offices with the negotiations of new leases, lease renewals and terminations to EBRDs property portfolio. The role involves planning, analysis, and collaboration with senior leadership and external stakeholders to ensure leases are managed adequately through their lifecycle, meeting EBRD goals and financial targets.

The role holder will have a strong background in property management, strong communication and negotiation skills and the ability to manage projects simultaneously. This role will work closely with existing landlords and new landlords on implementing Green Lease policy and provisions to manage and reduce the environmental impact of the real estate building portfolio.

Accountabilities & Responsibilities

  • Ensure all lease transactions align with EBRD financial and operating objectives.
  • Ensure all lease transactions comply with legal and regulatory requirements.
  • Managing all leases in a proactive and timely manner.
  • Maintain accurate and up to date records of all lease agreement and transactions.
  • Prepare and present detailed lease transaction reports to senior management. Ensure related risks are highlighted and managed through to closure.
  • Providing support and guidance to RO’s throughout the process, helping to ensure that transactions are completed efficiently and effectively.
  • Manage and hold accountable internal and external stakeholders for the timeliness and quality of work on each lease file.
  • Ensure business due diligence is adhered to across the entire lease process.
  • Ensure clear and effective communication throughout the negotiation process, communicating with all parties involved, resolving any issues that arise.
  • Drive continuous process improvement, analyse market conditions to support strategic decision making in lease transactions.
  • Monitor and manage the financial performance of the property portfolio.
  • Identify and implement cost saving opportunities within the lease portfolio.
  • Ensure all transactions are completed within approved limits.
  • Champion and role model the Bank’s Behavioural Competencies and Corporate Behaviours, ensuring adherence within the team(s) so that the highest standards of integrity and ethical conduct are always exhibited.

Knowledge, Skills, Experience & Qualifications

  • Experienced in property management, real estate, finance or a related field.
  • Proven track record of successful lease negotiations and portfolio optimization.
  • Strong analytical and financial skills, with the ability to interpret complex data.
  • Excellent communication and interpersonal skills.
  • Experienced in managing complex business issues.
  • Strong understanding of Green Lease strategies and objectives
  • Proven ability to manage a large volume of lease transactions.
  • Manage conflicting situations and priorities to meet deadlines desired outcomes.
